25 Colonial Style House Floor Plans

Since 1996 I have worked from my home office and provide full architectural services exclusively to the single family residential market. My passion is to transform my clients' houses into their homes. I strive to have the "new" home accommodate my clients' lives without fighting them at every junction. I look to add curb appeal to encourage a beautiful streetscape. Colonial style homes often include an attached garage.

These detached garages provide a visual focal point to the home’s architecture and many new homes may still incorporate a detached garage to the plan as a purist nod to the original architecture of the home. While not common, some Colonial homes may incorporate drive under garages to the home and these can be truly welcomed, especially when dealing with challenging or sloping property lots. Usually, homes with drive under garages are three tiered and have, in some manner, been able to incorporate a basement foundation into the plan. This added space can result in being able to blend additional recreation, entertainment and possibly bedrooms and baths into the floor plan.

Inspired by the practical homes built by early Dutch, English, French, and Spanish settlers in the American colonies, colonial house plans often feature a salt box shape and are built in wood or brick. Colonial style homes may also sport classical details, such as columned or pedimented porticoes and multi-pane double-hung windows with shutters. Inside a colonial house you'll typically discover a center stair hall with living room on one side, dining room on the other, and kitchen at the rear. Colonial floor plans are often recognized by their historical inspiration, symmetrical design, triangular pediment over front door, and one or two chimneys on both ends.

While those small moves will make a big difference, you’ll still be stuck with a too-small laundry room, no mudroom and a kitchen that’s nice but not great. If your budget allows, consider building a small addition and reworking the existing kitchen and laundry. Just about the best improvement at the lowest cost is to remove the wall between the kitchen and the family room, as was done here.

The front exterior of Colonial homes are typically represented by an unadorned, two dimensional façade; however, many versions may include some type of front porch or wraparound porch. These columned exteriors may feature balustrades, elevated brick foundations and deep set porches which are especially prevalent in hot, humid climates as a way of accommodating the warm summer temperatures. Another possibility in the way of extended living space is to include enclosed courtyards and/or patios via French door access. Colonial homes aren’t traditionally placed on narrow lots. However, modern Colonial floorplans provide options for narrow lots that retain a traditional Colonial look. Traditional Colonial style homes were not open concept.

These plans are complete with dimensions, notes, door/window sizes and a schematic electrical layout. Upstairs, the master suite with two walk-in closets and a grand en suite are found. Two additional bedrooms with a shared Jack-and-Jill bath are just down the hall.

Is Colonial style considered a grand or luxury style of home?  Is the style used for mansions or normally regular-sized homes?

Most concrete block homes have 2 x 4 or 2 x 6 exterior walls on the 2nd story. A vaulted screened porch and separate deck are reached through a pair of French doors off the breakfast area. Across the home, a bedroom and full bath are ready for guests.

By relabeling the existing rooms and adding new architectural features, an old and too-big living room can be repurposed as needed. A formal dining room for the holidays and a reading room for everyday use are two possibilities among many. By taking down the walls around the laundry room and expanding the house’s footprint about 100 square feet, you can get a really nice and comfortable family room that’s open to the kitchen. Later styled Colonial homes may have included pillars, overhead dormer windows, brick exteriors as well as substantial door knockers and front window shutters. To avoid the delays and high costs, savvy homebuyers invest in ready-made, custom stock house plans. These houses borrow heavily from European culture, and they consist of two to three stories with gable roofs and symmetrical brick or wood facades. The kitchen and living room are on the first floor, while the bedrooms are on the second and third floors.

Compared to earlier 18th century style homes, today's versions stand tall and grand against the backdrop. They have numerous windows lining the facade, including three or more dormers in the front. These houses started out small with a central chimney, a large room and either one or two stories.
